About LuxProperty.ai

What the registers record, for any postcode. Before you commit.

LuxProperty.ai is a UK property research service founded by Bradley Skana. It turns any postcode in England and Wales into a buyer brief: recent sold prices, the district's price bands, flood risk, recorded crime, planning designations and pre-offer questions, each with its source named. Inside a brief, the This property tab does the same for one address: pick it from the EPC register for its energy certificate, its recorded sales since 1995, and flood, listed building, conservation area, Article 4 and coal readings at the building. For one home, LuxProperty gives an estimated range from the public registers, tested on 2025 sales. It is not a valuation. No portal prices.

The problem

Most buyers make offers without the right data

Property is the biggest purchase most people ever make — yet the research process is fragmented across Rightmove, Zoopla, Land Registry, police.uk, Ofsted, and the Environment Agency. Pulling it together manually takes hours. Paying a buying agent or surveyor to do it costs hundreds of pounds per property.

LuxProperty.ai pulls those registers into one brief. HM Land Registry's Price Paid dataset sits alongside the Environment Agency, police.uk, MHCLG, the EPC Register, planning.data.gov.uk, Ofcom and ONS, and each section names the one it came from: recent sold prices, price trend, district price bands, flood risk, crime and planning designations, for any postcode in England and Wales.

How it works

Named sources. One brief.

HM Land Registry

Every sold price comes from the Price Paid dataset, the register of residential sales in England and Wales. The brief uses the last ten full years of it. Prices are shown as recorded, not smoothed.

Postcodes.io

Postcode-level intelligence including district names, local authority areas, and regional classification — giving every brief accurate geographic context.

Price trends by year

Year-by-year median sold prices for the postcode district, from Land Registry: one year in the free screen, ten in the full brief. A change is stated only when it is larger than the medians' margins of error.

A brief that answers the real questions

Every brief covers what matters before an offer: recent sold prices, district price bands, crime by category, flood risk, planning designations, schools and stations. Its This property tab covers one address: its energy certificate, its recorded sales since 1995, and flood, listed building, conservation area, Article 4 and coal readings at the building.

Our principles

Different from the portals

Every source is named

We cite the source of every figure. If a number appears in your brief, it came from a named source, not a black box. Where the data cannot support a figure, the brief says so instead.

No portal prices

Rightmove and Zoopla show asking prices. We show registered sold prices from Land Registry — what buyers actually paid, not what vendors originally wanted.

Free to screen

Screening a postcode costs nothing and needs no card. The full brief is £9.99, one-off, and unlocks every postcode in that district.
