Honest property intelligence
Know what you're buying into. Before you offer.
What the public registers record for any postcode in England and Wales — sold prices, flood risk, crime, planning and council tax. Every figure names its source.

This property
Then look at the address itself.
Pick an address from the EPC register and see what the public registers hold for it: its energy certificate, the sales HM Land Registry has recorded at that exact address since 1995, what the certificates record changing over time, and flood, listed status, conservation area, Article 4 and coal readings taken at the building itself. Each reading names its source and date.
What the tab includes
- The energy certificate: its band, modelled running costs, the improvements it lists, floor area, heating and construction
- Sales HM Land Registry has recorded since 1995 that match the exact address, with tenure
- Every certificate for the address compared with the one before it, on one timeline with the sales
- Flood risk, listed buildings, conservation area, Article 4 and coal mining, read at the building's own coordinate
- Broadband coverage for the postcode, and the council's charge for each council tax band
- For one home, LuxProperty gives an estimated range from the public registers, tested on 2025 sales. It is not a valuation.
Not included: the council tax band itself (the tab links the VOA's checker), title documents, the property's condition and the service charge.
Addresses with an energy certificate only. In Wales, flood, conservation area and Article 4 aren't read yet.
- 6 August 2009: band C · SAP 75
- 10 March 2015: band C · SAP 71
- 24 August 2017: band D · SAP 58
- The two Environment Agency measures are defined differently: the Flood Map for Planning zone shows the chance of flooding as if there were no flood defences, while the Risk of Flooding from Rivers and Sea band takes existing flood defences and their condition into account. The two can therefore differ at the same point.
- Conservation area: inside South Bank (from 27 July 1982)
- Article 4 direction: inside Modified Direction 1 - CAZ (from 28 October 2022)
The flat number and sale prices are left out of this example. On the tab, each sale shows its price and date.
What's different
Most property sites give you a number. This tells you what it's based on.
Your part of the postcode, not the average
SE1's median sale is £683,000. Inside it, two sectors sit 2.7 times apart.
Every figure names its register
Not "about average". The actual figure, and where it came from.
It says when it doesn't know
If the data can't support a claim, the brief doesn't make one.
