What buyers use it for
- Avoid overpaying — See what properties in that postcode have actually sold for, not what agents are asking.
- Spot risks before you're committed — Recorded crime, flood zone, nearby schools and planning designations in one brief.
- Screen each area before you waste a viewing — Run a free screen on every postcode on your shortlist, then view the ones that hold up.
- Go into negotiations with the registered figures — The district's median band and lower-quartile sold prices, from real registered sales.
Common questions
Straight answers, no small print.
Is the Full Brief a subscription?
No. It's a one-off £9.99 payment that unlocks every postcode in one district. Access starts straight away and lasts for as long as LuxProperty.ai operates — revisit and regenerate it free any time. If the service ever closes, we'll give at least 30 days' notice by email so you can save a copy. Nothing recurring, nothing to cancel.
Who is the Full Brief for?
Anyone serious about a specific property in England or Wales. You've screened the area free — now you want the complete picture, at Investor depth, before you make an offer.
Does Explorer really not need a card?
Correct. Explorer is completely free with no payment details required — screen up to 2 postcodes a month, no card, no commitment.
Is the data based on official UK sources?
Yes — sold prices come from HM Land Registry, crime from police.uk, flood risk from the Environment Agency and planning designations from planning.data.gov.uk. The This property tab adds the address's energy certificates from the EPC register, its sales from HM Land Registry, and listed buildings from Historic England (Cadw in Wales).
What is the This property tab, and which plans include it?
Inside a brief for a full postcode, pick an address from the EPC register to see its energy certificate, the sales HM Land Registry has recorded at that exact address since 1995, what its certificates record changing over time, flood, listed building, conservation area, Article 4 and coal readings at the building, and its range. It comes with any brief you can open: free with a free screen, including a guest's one free postcode, and with every Full Brief and Investor brief. It does not include the council tax band itself (it links the VOA's checker), title documents, condition or service charge.
What is the range on the This property tab?
For one home, LuxProperty gives an estimated range from the public registers, tested on 2025 sales. It is not a valuation. It is worked out by a fixed, stated method from the home's floor area on its energy certificate, sales of similar homes nearby and its last sale moved with the UK House Price Index, and each home shows how ranges like it did in the test. It can't see condition, improvements or how many years are left on a lease. The range is free; how it is worked out in full, the comparable sales and the works history come with a Full Brief for the district or with Investor.
What if I'm evaluating multiple properties or areas?
Buy a Full Brief for each district — one purchase covers every postcode in it. Three shortlisted districts cost £29.97 in total, and that is less than a single month of Investor. Investor (£39.99/month) only works out cheaper from your fifth district in a month — it's built for ongoing work: unlimited briefs on every postcode, and a portfolio to keep the ones you're weighing. Cancel anytime.
Do I keep a Full Brief if I never subscribe?
Yes. A Full Brief stays in your account under "My briefs" and opens whenever you need it, whether or not you're ever on a paid plan, for as long as LuxProperty.ai operates. If the service ever closes, we'll give at least 30 days' notice by email so you can save a copy.
